- Is my water and sewer service part of my HOA dues?
Yes
- Is my garbage/recycling service part of my HOA dues?
No, you will need to contact Republic Services garbage company set up/change your service.
- How do I contact the property management company?

- How do I turn off the water to my unit?
The water can be turned off to your individual unit through the portal in the back of your garage. If you do not have a portal in your garage, you will need to coordinate with your neighbor to gain access to their garage. Typically the units upstairs have the portal but not always. When you go though the portal, there will be two valves you may need to turn one off to test if it is yours. We have had instances where both valves were tested the water could still not be turned off to the invididual unit, unfortunatly there is inconsistancy in this matter.
- Are there floor plans for the units in the complex?
Yes, here are the floor plans.
We also have floor plans from the original sales brochure that are less detailed but nicer to look at.
- When do I need to submit a form to the HOA board for Architectural Review?
- When installing new windows and doors.
- When moving walls.
- When second floor units install hard surface flooring.
- When installing a new HVAC condenser.

Send an email to PMA above stating your intention to rent, an email will be sent back to you within thirty days with approval or not.
- When I get approval to rent is there anything more I need to do?
Yes, the board needs to know a few detail about your tenents.

- My gate remote is not working, do I need a replacement?
You may just need to change the battery. You access the battery with a small Phillips screw driver like the ones you would find
in an eyeglass repair kit. The battery is a 12-volt alkaline battery with the product code L1028, however this code is not the same for
all brands so here is a site for cross reference. If replacing the battery does not work, then
you will need to contact the HOA management company for a replacement. Their phone number is (925) 454-1987.
